An exciting opportunity for an experienced General Practice Chartered Surveyor to join a wider multi-disciplined Chartered Surveying consultancy based in Cheshire. The role predominantly involves management of a range of commercial property portfolios (office and retail) across the north-west of England in accordance with agreed client strategies, also providing valuation and other related professional services as necessary. Key Responsibilities:

  • To report directly to the directors
  • Provide the skills and resources of an RICS qualified General Practice Chartered Surveyor / Commercial Property Management
  • Fulfil the role of estate manager as directed to include:
  • Tenancy / lease management including preparation of new agreements
  • Negotiating tenancy/lease renewals, rent reviews
  • Service charge management
  • Cost management
  • Electronic information and document management to ensure all tenancies/leases and titles are accurately recorded
  • Property inspections
  • Proactively manage delivery of maintenance in accordance with budgets and client instruction
  • Negotiate maintenance contracts with external contractors and hold them accountable for their performance
  • Administer supplier invoices
  • Manage contract farming operations for landowners, prepare and agree annual budgets, liaise with farm contractors, administer supplier and contractor invoices and prepare sale invoices.
  • Ensure fulfilment of client statutory obligations and compliance
  • Oversee, in line with appropriate consultants as necessary, the development and implementation of smaller refurbishment and conversion projects, verifying client requirements and delivering schemes
  • Produce regular property management reports for internal and client reporting purposes
  • Provide professional advice to retained management clients and to other clients seeking advice

Core Knowledge & Experience:

  • Experienced commercial property manager
  • General practice background for a mix of private sector clients
  • Experience of acting for a range of clients with diverse property portfolios
  • Rounded experience of general surveying skills
  • Experience in networking and building relationships internally and externally
  • Financial acumen and budget management
  • IT skills (MS Word, Excel, PowerPoint, Outlook, Internet)
  • Good level of numerical reasoning and analytical skills.

Qualifications Required:

  • Degree level qualification
  • Qualified RICS Chartered Surveyor
